Every payment is tied to a concrete construction milestone. Land was leased in July 2025, clean title, mortgage- and debt-free; due diligence is complete.

Short call with Felix about your goal: own use, part-time rental, or pure investment. Then you receive the brochure.

Brochure & figures

Full project material: villa layout, price phases, ROI table at 70/80/90% occupancy and concrete costs (including 20% villa management and 10% local tax).

Due diligence

Leasehold (26 + 25 years in your own name), zoning, milestone-linked build contract and payment schedule.

Contract & milestones

10% down payment, 50% at contract signing, 20% at 65% construction, 15% at 80%, 5% at handover.

Handover & rental

Turn-key handover — the turn-key package (worth €5,000, Airbnb-ready) is temporarily included in the current price. Choice of multiple proven villa management partners (~20% fee, included in the ROI table).
